Guest Verification

  • As per Airbnb, when using their platform, guests must have a verified profile. Learn more about Verifying your identity on Airbnb.

  • The minimum booking age for any property is 25 years old. You will be asked to cancel if you aren't of age.


Finding your way around our spaces

All of our spaces offer self check in whether it’s smartlocks or a lockbox to gain access to keys. Please check the House Manual link we provide you upon booking for details on how to use the specific technology.

We expect you will respect our homes and treat them with care. After you checkout, we expect to find them in the same condition you found them. Please make sure to review our House Rules. 

Three days prior to your arrival (or sooner if your booking is within three days) you will receive comprehensive check in instructions along with a unique link and password to a digital house manual. This house manual is full of information such as where to park, how to use the television, what to do with garbage, and much more. If you need anything during your stay or find something is missing, don't hesitate to reach out. We strive for perfection but also know we are still perfectly human so we are happy to make things perfect for your stay. 

Please note that all our homes have safe drinking water and we provide basic amenities for your stay. Amenities are provided to make your stay stress-free. We provides the most basic amenities from paper towel, toilet paper, dishes, cooking utensils, to some added staples such as olive oil, salt, pepper, ground premium coffee from Detour coffee, coffee filters (if needed), Orange Pekoe tea, sugar/sweetener packets, creamers, pots and pans, and a hair dryer. You’ll also find all the linens needed for your stay such as dish towels, bedding, bath towels and face cloths. And we provide hand soap, body wash and shampoo and conditioner.


Payments and Cancellations

  • For bookings made directly with us, on oversea.ca, booking.com, or VRBO, a payment of 50% is required at the time of booking. The remaining 50% is due before the cancellation period passes and will be automatically charged to your payment method on file. If you are a returning guest your payment method from a previous stay will already be on file. Please check with us to make sure details are up to date upon booking.

  • You must provide a minimum $250 deposit (the deposit may be more as our luxe units have more liability), which is merely an Authorization Hold of funds put on your card to secure the funds to make sure there is space on the card should we need to charge for damages so we are confident we will be covered should problems arise from your stay. This is done a couple days before your check-in date and then automatically released within a few days after you checkout as long as there’s no damage or broken rules. The release will not show up as a “refund” the initial hold will merely disappear from your credit card statement as it was never a charge, only a hold.

  • When booking with VRBO, please note that they charge their service fees separately which can show up as “HOMEAWAY” or “VRBO” and can sometimes appear confusing but they charge separately because it goes directly to them to pay for using the booking platform.

  • If you are booking through Airbnb, please refer to their payment policy. With bookings made through Airbnb, as Hosts, we do not have access to any of the payment information, details, scheduling, nor can we edit or control it. Any questions or issues with payment when booking with Airbnb must be directed to Airbnb Support.

  • Please refer to each individual listing to determine which cancellation policy applies.

  • All reservations paid by credit card are subject to a 3% minimum cancellation fee to cover credit card processing fees and other service charges.


House Rules

We are excited to host you, but we have some expectations to allow us to continue to host you and other guests happily and safely.

  1. This is a self-check-in property. By booking, you understand that you can do this (operate a lockbox and/or smart lock), make sure you check the house manual for instructions. We are happy to help if you have trouble.

  2. We expect to find the home in the same condition you found it - without damage, without missing items, and without the excessive mess. Also, without furniture moved. If you must move furniture, please move it back before you leave, as we often have staff cleaning a property alone and therefore cannot safely move the furniture back. Plus this is a common courtesy since you’re staying in our home. 

  3. Under no circumstances will parties or events be hosted in the home; violation of this rule can result in your full damage deposit not being returned and/or even immediate removal without a refund. We encourage you to gather with friends and family to play games, laugh, etc., but please be mindful of the associated house rules.

  4. Quiet hours begin at 10 pm on weekdays and 11 pm on weekends. This quiet time is best described as: being quiet on the floors if units below are in use, music at a minimum and loud conversations are not permitted.

  5. The occupancy limit noted on our listing is not to be exceeded whether it’s visitors or guests staying the night.

  6. Absolutely no smoking of cigarettes, cannabis or use of hookahs at the property. If you choose to use a vape, please do so outside the home.

  7. To reduce wear and tear or serious damage, we request footwear is removed while in the home.

  8. To be more environmentally conscious and reduce the amount of waste from staining, we request that you use the gray face cloths provided to remove makeup and/or use during any part of your hygiene routine that may cause staining. Failure to be considerate of our efforts may result in charges ($10 for each ruined item and $50 if it is a duvet or duvet cover).

  9. Checkout time is by 11 am; please ensure you are checked out at that time, as our cleaners will arrive at 11:15 am. If you disrespect this rule, it can impact our staff and the incoming guest; you may be charged $50 for the ramifications of your actions. Upon checkout, please ensure all windows and doors are closed and locked, and thermostats are set to room temperature. Our housekeeping team will take care of the rest!

  10. If you decide not to follow any house rules and a future guest's stay is impacted, you are responsible for covering any costs incurred by the host.
