Guest Verification
When booking directly with us, we keep the process simple and secure. You may be asked to provide a government-issued photo ID that matches the name on the credit card used for your reservation, along with basic contact details or a confirmed guest list. This quick verification helps us protect your booking, streamline communication, and ensure a smooth arrival.
If you choose to book through Airbnb, please note that their platform requires guests to have a fully verified Airbnb profile before a reservation can be completed. You can learn more about Airbnb’s identity verification process through their Help Centre.
Regardless of the platform, the minimum booking age for all properties is 25 years old. Reservations made by guests under 25 will be required to cancel.
Check-In Experience
All of our spaces offer seamless self-check-in, whether through smart locks or a secure lockbox. Your booking confirmation includes a Digital House Manual link with everything you need to use the specific access system at your property. Please note we do not provide physical house manuals.
Three days prior to arrival (or sooner for last-minute reservations), you’ll receive full check-in instructions along with a unique link and password to your digital house manual. This guide covers everything, from parking details and TV setup, to garbage instructions, and how to operate the home’s features. If anything is unclear or missing, please reach out. We strive for perfection, but we’re also human, and always happy to make things right for your stay.
What We Provide
All of our homes have safe, drinkable water and come stocked with the essentials to make your stay easy and stress-free. You can expect:

Payments and Cancellations
For direct bookings on oversea.ca, a 50% payment is required at the time of booking. The remaining 50% is automatically processed to the secure, encrypted payment method you provide at checkout once the cancellation period has passed. We never see, handle, or store your full credit card details at any point—our payment processor manages this securely on our behalf.
A security deposit authorization hold is required for every reservation. The minimum hold is $250, with higher amounts applied to certain luxury properties due to increased liability. This is not a charge, it is simply a temporary hold placed a few days before check-in to ensure sufficient funds are available if damages or rule violations occur. After checkout, the hold is automatically released within a few days and will simply disappear from your statement (as it was never processed as a charge).
If you are booking through Airbnb, please refer to Airbnb’s payment policies. As hosts, we do not have access to any of your payment details or billing information, and all payment-related inquiries must be directed to Airbnb Support.

All reservations paid by credit card are subject to a minimum 3% cancellation fee to cover processing and service charges.
House Rules
We are excited to host you, but we have some expectations to allow us to continue to host you and other guests happily and safely.
This is a self-check-in property. By booking, you understand that you can do this (operate a lockbox and/or smart lock), make sure you check the house manual for instructions. We are happy to help if you have trouble.
We expect to find the home in the same condition you found it - without damage, without missing items, and without the excessive mess. Also, without furniture moved. If you must move furniture, please move it back before you leave, as we often have staff cleaning a property alone and therefore cannot safely move the furniture back. Plus this is a common courtesy since you’re staying in our home.
Under no circumstances will parties or events be hosted in the home; violation of this rule can result in your full damage deposit not being returned and/or even immediate removal without a refund. We encourage you to gather with friends and family to play games, laugh, etc., but please be mindful of the associated house rules.
Quiet hours begin at 10 pm on weekdays and 11 pm on weekends. This quiet time is best described as: being quiet on the floors if units below are in use, music at a minimum and loud conversations are not permitted.
The occupancy limit noted on our listing is not to be exceeded whether it’s visitors or guests staying the night.
Absolutely no smoking of cigarettes, cannabis or use of hookahs at the property. If you choose to use a vape, please do so outside the home.
To reduce wear and tear or serious damage, we request footwear is removed while in the home.
To be more environmentally conscious and reduce the amount of waste from staining, we request that you use the gray face cloths provided to remove makeup and/or use during any part of your hygiene routine that may cause staining. Failure to be considerate of our efforts may result in charges ($10 for each ruined item and $50 if it is a duvet or duvet cover).
Checkout time is by 11 am; please ensure you are checked out at that time, as our cleaners will arrive at 11:15 am. If you disrespect this rule, it can impact our staff and the incoming guest; you may be charged $50 for the ramifications of your actions. Upon checkout, please ensure all windows and doors are closed and locked, and thermostats are set to room temperature. Our housekeeping team will take care of the rest!
If you decide not to follow any house rules and a future guest's stay is impacted, you are responsible for covering any costs incurred by the host.
