  • Not at this time. We are laser focused on complete management of travel and rental properties.

  • Listings are created on our master listing accounts that individual property owners do not have access to. From day one listings benefit from over 1,500 reviews on our profile from previous Over Stay stays. This helps a traveller feel confident in booking with us although the listing is new!

    Another reason we use a master listing account is for integration with our complex web of property management systems.

  • A spend approval is the maximum amount Over Sea will spend without seeking your approval. The minimum spend approval is $250. We will only spend money without your approval on contractually-obligated purchases and repairs. This may include heating/cooling repairs, replacement of small appliances, replacement of appliances once deemed at the end of their life, repair of appliances, and more. Most clients set a spend approval of $500 to ensure repairs are expedited.

  • In the event that a guest has a negative experience in one of our suites, we will use our discretion to offer them a refund. The purpose of the refund is to ensure the guest receives full value for their money, which discourages a negative review. We’ve issued refund for unforeseen maintenance issues, as well as bending the rules on our cancellation policies for medical emergencies. If for any reason we could have prevented a refund, we will cover the full refund.

  • The contract is based on an annual term that automatically renews each year. During our onboarding process, you can select how far in advanced you would like us to accept reservations. You can terminate the agreement as of the last reserved booking, therefore, you effectively select the contract length during onboarding. We recommend accepting bookings 9 months in advanced. 

  • These fees are fully covered by the property owner. We set our rates based on the commission charged by each booking channel. For example, a space that is $100 on our direct booking platform would be $115 on Booking.com to cover their 15% commission. On some platforms the property owner is also charged for credit card processing fees incurred by Over Sea. Refer to the Rate Scaling section for more information. 

  • Over Sea employs hotel-grade pricing automation software to set and update rates. Updates to nightly rates are made every day based on thousands of data points, such as supply, demand, and the performance of similar listings.

Working with Jordan at Over Sea (and in fact the whole team!) was, from the beginning, a fantastic experience! From our first meeting, envisioning the potential of our property as both a vacation rental and event venue, to bringing that vision to life, Jordan and his team showed dedication and passion. After meeting with OverSea we decided to complete the recommended renovations and add our flat to their rental pool. Although we came to market in the midst of the pandemic, rental income exceeded expectations while all management tasks were expertly handled. We became aware of Over Sea by staying at one of their properties in the summer of 2021 while on vacation in Nova Scotia . We were interested in buying a property in Nova Scotia as a vacation spot but would only be able to undertake this if it made financial sense, which would require us to make the property available  for short term rentals . Needless to say we had no expertise in this market nor the management of the property and we could only do this with expert advice. This is where Jordan and his team stepped in. They assisted us in locating a property that we both loved and could be a financial success in the short term rental market. They gave us their expert advice as to which properties we were interested in would also appeal to the short term market. They also gave us some parameters as what we could expect as rental income and occupancy (clearly not hard representations but what they expected).  Based on that advice we found the right property that meet these goals. This was part one of the experience.

Part two was after purchase assistance in furnishing the property to appeal to short term rentals and sourcing the furniture (and this was during the height of covid and supply chain issues). Jordan and his team (I will not mention them all but a shout out to Kate) stepped up to this challenge and while it was a bit more expensive then I had hoped (do to supply chain issue) they did an awesome job and the house looks great and appealing.

Part three is the marketing and hosting services . Suffice it to say that we are having more rentals then expected in the financial model and only 5 star reviews on Airbnb.
